What is Breed Change?
The process made in the land registry and map in order to transform a real estate from a structured state to a structured one or from a built one to a non-structured one is called a change of type. The land that has the status of a vineyard, garden or field with the change of type is the land where the building can be built; It can be transformed from a land to a vineyard, garden or field. For example, if the building on a plot with a zoned building is to be demolished and the area is to be converted into an agricultural area, that is, a field, a type change must be made in the land registry.
How to Make a Gender Change?
An application must be made to the Land Registry and Cadastre Directorates in order to change the type of land registry. Documents to be submitted for genus change procedures are as follows:
- Identity document (ID card, passport or lawyer ID)
- Deed of real estate
- If the owner of the immovable property is represented, a document such as a power of attorney, guardian’s decision
- Occupancy permit for real estates to be built while unstructured
- TCIP for building-qualified real estate
- Document showing the real estate tax value to be collected from the municipality to which the real estate is affiliated
At the end of the application, a ground examination is made by the Land Registry and Cadastre Directorate. The registration notification report prepared by the authorities is sent to the registry office and, if found appropriate, the genus change is made.
