Bashakshehir Evleri project is located in Bashakshehir / Istanbul. It consists of 2599 apartments. The project includes 375 apartments 1 + 1 and 1097 apartments 2 + 1 and 1078 apartments 3 + 1 and 49 apartments 4 + 1 and 74 commercial units and one elementary school.
In the project, a concept was created that creates a center of attraction in a rural area, respect for the environment and nature, and green embrace. When environmental data is taken into account, it is located in a dynamic topographic landscape, with great recreational potential in the west, social facilities, and other settlements in the east. The East-West hub is the commercial backbone and connects other universities to entertainment. During this regard, he describes jobs such as trade, office and square. With this backbone, there is a secondary green axis that intersects as a vertical arc over the north-south axis. This axis includes the daily needs of the surrounding islands, trade, social facilities and green spaces.
Given the difficulty of the terrain, the relationship between building blocks and ground is of fundamental importance. Optimum road axes / slopes and engineering are arranged by transportation teams to suit terrain, in terms of cost and ease of use. The islands surrounded by this road network are located according to both the roads that surround it and the natural elevations of the land, thus preventing unnecessary retention and essential and useless areas.
The transmission network in the cross section is suitable for cars, heavy vehicles and public transport throughout the main plan area and the network within the planned area is suitable for cars and public transportation. In addition, the extensive pedestrian sidewalks, bike paths, and continuous pedestrian links on the island allow users to access all directions on multiple layers. All building blocks can be accessed directly / without interruption from the internal access roads and the main spine hubs. Throughout the islands surrounding the perimeter fence, the fence will be cut off or just outside the island, rather than the logic of the closed site (gated community), the most open, transparent, shared, urban, park and shared area and social space will be in contact with each of the other urban areas.
All buildings were placed in a position to surround the islands, so a large open space was obtained in the center of the island. This open space is considered as green spaces and common public spaces and allows the building blocks to form a city wall together. Thanks to this city wall, roads and streets are more clearly defined and do not give users a strange and insecure feeling of open space. Both shared green areas in the center of the island and the streets surround building blocks, creating a more dynamic urban fabric. The continuity of the arrangement of these textures and building blocks makes the city specific and can engrave city streets and axes into memories to form an urban memory.
The waste recycling system will be installed in the blocks specified in the project in order to ensure that household waste is recycled in homes and brought to the economy. The system will run automatically and serve 4 + 1 users (household waste, metal, plastic, glass, paper, and waste oil). The system will be accessed through column covers to be left on the floors and waste will be collected in a central container. As a result of the waste being used, an important additional income will be created for site management. At least 85% profit is achieved and conversion is achieved by decomposing at source.
In order to incorporate environmental awareness and today’s technologies into our projects, the number of electric vehicle charging units specified in the project will be placed in closed parking lots. These charging units, which will also encourage the use of electric vehicles, will contribute to reducing carbon emissions.
An “Energy Identity Certificate” form will be created, which is mandatory according to the energy performance system in buildings, and this identity document will be completed and approved by accredited institutions and institutions.
In addition, the kitchen lines for all parts will be connected to the sewage system after passing through the central oil trap to prevent waste oils entering the sewage system and environmental pollution.
