What is Allotment, How is it Done?
Allocation: is dividing the property into plots and registering it in the real estate registry. However there are certain conditions for this process, there should be no right of easement, explanation or mortgage on the land to be allotted. In addition, places in danger zones such as disasters, landslides or floods cannot be allocated. Also, lands that do not have a road front are not divided into plots of land.
What are the documents required for the allocation process?
If the real estate to be allocated falls in the area under the responsibility of the municipality, an application is submitted to the municipal commission, or to the county board of directors. There are some documents that must be submitted in the application for the allotment process:
- Identity card or passport of the property owner or his authorized representative
- One passport sized photo of real people, size 6 x 4
- If the assignment is to be made by a representative or guardian, the guardian’s decision, power of attorney or power of attorney document
- Decision of the municipality committee or the decision of the county board of directors
- Certificate of property declaration value issued by the municipality in which the property is located
- title
- The change announcement and the control report and its appendix in three sets of files called the change file, which were prepared by independent engineers and checked and approved by the Land Registry Directorate, and attached to a cover letter.

After the above documents have been submitted, the assignment processing fee must also be paid. Title deed fees and revolving fund fees are paid as allotment processing fees. The value of the property is determined by the municipality in which the property is located. Title deed fees are also deposited above the sale price, which must be declared at no less than this value. Title deed fees are calculated at a rate determined each year. The revolving fund fee is paid by the revolving fund in accordance with the established tariff each year.
How long does it take to complete the customization process?
Within 30 days of submitting the allotment request, checks are carried out by the relevant institutions and the transaction is completed. After the transaction is approved, the zoning plan is delivered to the Land Registry Office within 15 days. The Land Registry Office is obligated to complete the registration process within 30 days.
