What is Independent Section?
Every usable part of the buildings whose construction has been completed is called an independent part. It refers to the parts of the main immovable that can be used separately and on their own, in buildings with condominium or servitude established. It has its own page in the condominium registry. Building elements such as residence, shop, store, coal mine, water tank, garage are independent sections.
Independent sections are processed as a separate title deed in the trading business. One or more persons may participate in the property right established on these sections, and transactions inconsistent with the Property Ownership Law cannot be made. In addition, servitude rights inconsistent with the property right established on these sections cannot be established.
Independent section owners have the right to do whatever they want on the independent section without damaging the main structure. New structures built and built on independent sections are called independent section extensions. However, in order to make these add-ons, certain conditions must be met and permissions must be obtained.
